Is Mt Tabor a good neighborhood to buy a house in Portland?

A park on an extinct volcano, with streets running up and around it. Here's what living next to it involves, and what we'd check on a house on the slope.

The short answer: Mt Tabor is the neighborhood around a 176-acre park on an old volcanic cone, so a lot of what you buy is a street on a slope with a park at the door. Here's what we check on a house on the hill.

Whether it's a good neighborhood for you depends on what you want your weekdays to look like, and we'd rather help you figure that out than hand you a score. What we can do here is tell you what the hill is, what living beside the park involves, and what a house on a slope asks of you before you buy it.

What the hill is

Mt Tabor Park sits on an extinct volcanic cinder cone, one of thirty-two cinder cones within thirteen miles, according to the Oregon Encyclopedia. Its open reservoirs were built starting in 1894.

Portland Parks puts the park at 176.04 acres, with more than 50 kinds of trees, an off-leash dog area and a community garden. In 2023 Quiet Parks International named it the first Urban Quiet Park in the United States. It's also home to the annual PDX Adult Soapbox Derby. Both of those are true. We assume they're on different days.

The park's hours run from 5 a.m. to 11:59 p.m. Cars can drive in from 5 a.m. to 10 p.m., except on Wednesdays, when the park is closed to motor vehicles all day.

The Mt. Tabor Neighborhood Association was founded in 1974, the year the City Council created Portland's neighborhood association system.

What it's like to live next to a park

A listing will tell you a house is near the park. It won't tell you which side of the hill the house is on. Higher up, mid-century and custom houses take the westward city and sunset views, and the streets are steeper. On the lower slopes it's early-1900s Craftsman houses and bungalows with porches, and Hawthorne and Division are minutes away. Walk the street in the rain once. Water tells you more about a hill house than the staging does.

Here are the park facts a neighbor lives with, from Portland Parks:

  • —No cars on Wednesdays. The park is closed to motor vehicles all day.
  • —Cars are out overnight from 10 p.m. to 5 a.m. every night.
  • —Summer concerts happen in the park.
  • —The Soapbox Derby runs once a year.
  • —The picnic shelter damaged in a January 2024 storm is being rebuilt from May to December 2026.

A house on a hill

A slope changes what you look at in a house, and a lot of it comes down to where the water goes. Here's what we'd ask about on a house on the hill...

  • —Drainage. Where does the rain from the roof and the yard end up? Look at the gutters, the downspouts and the grade around the foundation, and ask the seller about any water in the basement or crawlspace.
  • —The foundation. Ask your inspector to look closely at it, and to tell you whether the slope calls for a closer look from a specialist.
  • —The sewer line. Ask for a sewer scope. On an older house the main line is out of sight, and a camera is how you see it. More in our old-house checks.
  • —Slope hazard. Portland has had at least 1,700 landslides in 90 years, about 20 a year, per the state geology agency's study. PortlandMaps shows the city's landslide and steep-slope layers for any address. Look yours up, then ask your inspector about the slope.

Financing a house on the hill

Once you're under contract, your lender orders an appraisal. The appraiser compares the house with recent sales nearby and works out a value from the best matches available. A house on a hillside, or an older one with a layout you don't see often, can take more care to compare, and it helps to know that before you set your offer. We go into it in design-forward houses and appraisals. Questions about your own loan go to your lender.
